  • Ideally 2+ bedrooms, but we’ll put in an offer for every property that comes in
  • Flats and houses, furnished or unfurnished
  • Not in the best shape? Our maintenance team can fix any issues at cost price, so you only pay for the materials
  • Permissions: your mortgage lender (and freeholder, for a leasehold flat) must allow a company let

Is my rent really guaranteed?

Yes. We agree a fixed rent in the lease and pay it every month, whether or not the property is booked.

How long is the lease?

Up to 5 years, with the option to renew. We’ll agree the length that suits you.

Will I pay any fees or commission?

No. There are no management fees, no commission and no hidden charges. You receive the full agreed rent.

Who pays the bills?

We do. During the lease we pay all the bills.

Who looks after repairs and maintenance?

We have our own maintenance and cleaning teams, with very regular check-ups, and we handle day-to-day maintenance. Larger structural items, such as the roof or replacing the boiler, stay with you as the owner.

Does the property need to be furnished?

No. We furnish it ourselves.

What if my property needs work?

No problem. Our maintenance team can fix any issues at cost price, so you only pay for the materials.

Who stays in my property?

Contractors, business travellers, families and groups. We verify the identity of every guest before they arrive, have clear house rules, and our cleaning team checks the property after every stay.

What about my mortgage?

We’ll check with you that your lender (and freeholder, if leasehold) allows a company let.

What safety certificates do I need?

A valid gas safety certificate, EICR (electrical report) and EPC at the start of the lease. We make sure smoke and carbon monoxide alarms and fire safety equipment are in place and checked.

Is this a normal tenancy?

No. It’s a company let on a commercial agreement between you and Haven Homes Ltd, not a tenancy with individual tenants.

What if my property isn’t right for you?

We’ll tell you honestly, and if you’ve agreed to it on the form, we can put you in touch with a trusted partner who may be able to help.

What happens when the lease ends?

You can renew with us on new terms. Throughout the lease we keep your property maintained to hotel standard, and whenever it’s handed back, it will be in the same or better condition than when we took it on.
